RULES/ OPERATIONAL POLICIES

staff operation

There will be 1-2 staff present at all times. The benefit of a monthly rental vs. hostels or missions is that it allows secured access thereby somewhat negating the need to have someone right next to the entrance at all times. However, at least one of the two staff should be at least within the day room at all times. When two staff are present and there is cleaning to be done upstairs or elsewhere, one should be working on that while the other cleans the day room, tends to guest services, or just remains present in the day-room staff booth.

The open visibility in contrast to hostels helps reduce the need for supervisory staff. Missions serving 300+ routinely keep no more than 1-2 people present at all times. Having screening/ accountability of guests as well as secured access to the facility which is not open (without application) to random travelers in the first place all help to reduce and negate the nuisances sometimes witnessed in missions. Finally, both transitional housing units as well as missions often are cleaned by guests themselves. It is not an unreasonable expectation to have that people do some amount of cleaning, the trick is though to do so in a way which is not asking one to clean more than the equivalent of what they create in dirt and mess. Having staff focus a certain amount of their time on cleaning helps negate this so that it is less likely to become an issue in the first place. 

Residents

  • No guests in the dormitory (exceptions for registered dependents of a resident).
    • Minors/ dependents: You will be required to sign a waiver, and to register any guests under the age of 18. If a dependent over the age of 6 needs to remain with you for more than two nights per week then you will be required to rent them an individual bed. This is about more than where they sleep- it is also because they take up space in the day room and utilize resources such as water, electricity, and heat.

  • ​Please limit guest’s time of stay to approximately 3 hrs. This is somewhat restrictive and will be enforced loosely unless abused and/ or it is during times of high traffic. The purpose is to make sure that only residents are living here and to make sure that all of you have adequate access to that which you paid for.
 
  • Please be quiet and suppress electronic noise in the sleeping dormitory. Out of respect for peoples varying schedules, this applies all hours of the day.
 
** Staff offer wake up calls every half hour.
 
  • Storage of personal items: Please store all personal items in your personal locker or on your bed during operational/ cleaning hours (8 am – 7 pm) so that those performing cleaning duties can reach under the beds.
 
**additional locker space is available for $20/ month.
 
  • Personal hygiene: It is recommended that residents shower daily and wash their clothes regularly. If your hygiene becomes a nuisance to others or a threat to the sanitation and health of this establishment you will be asked to address this. Refusal or failure to do so will result in a warning.
 
  • TB tests/ infectious diseases: It is required that residents get a TB test once per year. Medical documentation is required. If a resident is diagnosed with tuberculosis or other contagious diseases or virus will be asked to relocate to the clean section and documentation showing treatment of the contagious disease will be required. Cases are assessed on an individual basis. We will strive for solutions which work for the individual resident as well as the safety of others.
 
  • The outside unit may also be utilized in extreme circumstances at no additional cost per month (per discretion of management upon review of the individual case) for as many as 4 months at the end of which the resident will be given the opportunity to pay an additional $200 (so $400/ month) to maintain residency there until recovered.
 
  • No harassment. We have a zero tolerance for physical or even verbal harassment of any kind. We absolutely will put ourselves and our video footage (stored for up to 48 hrs.) at the disposal of the local authorities to address such situations when necessary.
 
**Weapons are not allowed in here.
 
  • Drinking & Drugs: If it would be illegal in your own apartment, then it is illegal here. Yes, this does mean that drinking is allowed for residents who are over the age of 21, but keep in mind that we have no tolerance for harassment of any kind. If alcohol causes you to violate this it will be grounds for eviction. If it causes you to violate other rules not involving harassment, it still may be cause for eviction or the issuance of warnings (this is at the staff’s discretion). Drink responsibly.
 
 
  • Please do not deface or destroy the property.
 
Warnings/ Evictions
  • Warnings: Written warnings are issued to residents upon violation of the above rules.
  • Evictions: Evictions can result from an issuance of three warnings within a time frame of six months. Residents will be given notice according to local eviction laws.
  • Hazardous evictions: these are evictions in which the resident is dismissed immediately and will have two hours to vacate the premises with their belongings. Hazardous evictions are either a matter of safety concern for others or a demonstrated and blatant refusal of a resident to respect the established rules and peace of others around them.
  • All evictions will be reviewed by management within two business days of the issuance. Evicted residents will be invited to submit written or in person testimony to management during this process if they choose to do so.
